What is a real estate syndication?

A real estate syndication is when a group of investors pools together their capital to buy a large real estate property such as apartment buildings. In this partnership, the properties are purchased under a new LLC company that is formed for the specific purpose of owning and managing each property.

The LLC is owned by the general partners (GP) and limited partners (LP). As an investor, you will be a limited partner (LP). The general partners or management provides the expertise to acquire, reposition and manage the property. This allows an investor to invest passively without the hassles of becoming a landlord.

What is the minimum investment?

A typical minimum investment amounts range from $50,000 – $100,000.

What is your investment used for?

A typical deal will need funds for the down payment, renovations, maintenance, etc. Your investment, along with the investments of others and our own, are pooled together to pay for this.

What is the life of the investment?

A typical hold period is 5-7 years.

Who can invest?

Investment opportunities are open to both sophisticated (or non-accredited) and accredited investors.

An accredited investor, as defined by the Securities and Exchange Commission (SEC), must satisfy at least one of the following:

  • Have a net worth of more than $1 million, excluding the value of their primary residence;
  • Have an annual income of $200,000, or $300,000 for joint income, for each of the last two years, with expectations of earning the same or higher income this year While some deals are only limited to accredited investors, there are also deals that accept non-accredited investors or what the SEC define as sophisticated investors. By definition, sophisticated investors must have sufficient knowledge and experience in financial and business matters to make them capable of evaluating the merits and risks of the prospective investment

Are the returns guaranteed?

No, your returns are not guaranteed. There is always a risk with investing. While there are risks with any investments, we mitigate those risks by performing extensive due diligence and partnering with an experienced team of operators. We perform local market analysis to make sure we are buying in areas with population and job growth and make sure we underwrite our deals conservatively to ensure it will perform to expectations.
